Real estate in the Caribbean
Real estate in the Caribbean has now become a firm favourite for investors who are looking for the guarantee of sun, sea, sand and tax free returns.
Previously, the thought of buying land in the Caribbean was nowhere near as appealing as purchasing a cheap buy-to-let property in one of the many emerging markets of Eastern Europe, North Africa or the Middle East. But as that trend has come and gone, investors are now looking for real estate that can demonstrate a bit more stability in these uncertain times.
With the traditional holiday hot-spots of Spain, Florida and Greece experiencing melt-downs due to excessive speculation and massively inflated prices, one area that has performed remarkable well over this period is the Caribbean and in particular the Cayman Islands which have only seen a modest drop in average prices.
Once the preferred destination of the rich and powerful, the Cayman Islands is now a favourite with land investors as well. Known for having the highest standard of living in the Caribbean as well as the absence of direct taxation, the islands’ progressive government has recently turned to tourism to provide sustainable long term stability. The increased number of visitors to the islands is seen as a positive move by the local population but it has led to more residential and holiday homes being required.
Developers are therefore purchasing land that was previously seen by their owners as nothing more then an inheritable asset and subdividing them into plots that are perfectly sized for villas. They are being purchased with one of two purposes in mind:
The first is with the intention of building a home in the sun for personal use or to enjoy realistic rental returns of 8% – 12%.
The second is to take advantage of the guaranteed yields on offer and to profit from the capital growth that occurs when finite land is at a premium.
Either way, land that was once dormant and without a purpose is now an ideal way to receive tax free returns on your investment.
